Written by the People Who Deliver the Work

Most construction content online is written to rank, not to be used. These guides are written by Crown Building's senior team from projects we have actually run, which is why they contain figures, statutory timescales and specification detail rather than generalities. Three themes run through all eleven.

Cost, per square metre

Every cost guide works in £/m² rather than headline totals, because a total tells you nothing without an area attached to it. The basement conversion guide gives banded rates up to £8,000–£15,000/m² for an ultra premium build with a pool, and anchors them against a real Knightsbridge mews project: approximately 85m² of new basement floor area at a contract sum of approximately £493,000, or roughly £5,800/m².

Consents and statutory process

The consents almost always set the programme, not the construction. Article 4 Directions made by Camden, Kensington & Chelsea, Westminster and others have effectively closed off the permitted development route for basements in prime London, so a full planning application with an eight week statutory determination period, frequently longer in practice, is the realistic assumption.

Party wall process runs alongside it: neighbours have 14 days to consent or dissent, notice periods are two months under section 3 and one month under section 6, and on a prime London basement the process typically adds two to four months before anyone breaks ground. The listed building guide covers consent where the property itself is protected.

Specification that survives handover

Where a specification decision has consequences years after completion, the guides say so plainly. Waterproofing is the clearest example: BS 8102:2022 defines three system types, and the guides explain why a Type A barrier alone is a poor bet in ground conditions where the water table moves seasonally, and why a combined approach is the standard specification on our own projects.
