What drives cost upward in Dubai
European material logistics. Clients commissioning at the ultra luxury level in Dubai, as in London, typically specify Italian marble, French limestone, solid European oak, and bespoke hardware sourced from specialist suppliers across the continent. Freight, customs clearance, and on site conditioning in the Dubai climate add a material cost premium of 18 to 30% over local alternatives.
Senior project management. The Dubai market has no shortage of contractors at the commodity end. It has very few contractors, particularly international ones, who bring the project management discipline, contractual rigour, and senior oversight that a private residence of genuine complexity requires. This scarcity commands a premium, and rightly so.
Smart home and AV integration. Crestron, Lutron, Savant, and Kaleidescape are standard client expectations at the ultra luxury level. Properly designed and installed, a whole villa automation system can add AED 300 to 1,200/sq ft depending on the scale of integration, and should always be designed alongside (not after) the M&E first fix.
Structural works and MEP. Where a villa is purchased as a shell, or where a full strip out of an existing property is required, MEP services (mechanical, electrical, plumbing) and structural modifications represent a significant proportion of project cost. In Dubai's climate, HVAC design is particularly critical and should not be value engineered.
