Working With Crown Building
Crown Building delivers new build residential, luxury refurbishments, basement and subterranean works, commercial fit outs, Crown Bespoke interior works, heritage and listed building restoration, and specialist healthcare environments.
We work with private clients, architects, developers, institutional partners, and asset managers across the UK, Europe, and the Middle East. Our minimum project threshold is typically £250,000, though we assess each enquiry individually.

Yes, and we welcome it. Crown Building works effectively as a main contractor under both traditional (architect led) and design and build procurement routes. We are accustomed to working alongside architects, structural engineers, interior designers, and employer's agents.
For Crown Bespoke commissions, we also offer a fully integrated design and build service, bringing architecture, interior design, and construction under a single point of responsibility.
We typically work on projects valued from £250,000 upwards, though we assess each enquiry on its own merits. Our specialist services, particularly basement works, heritage restoration, and Crown Bespoke interior commissions, often begin significantly higher due to the technical complexity involved.
If your project falls below our typical threshold, we are happy to advise and direct you to an appropriate contractor for your scale of works.
Project Process & Timelines
This varies significantly by project type and procurement route. For a straightforward luxury refurbishment with well developed drawings, the period from instruction to site start is typically 6 to 12 weeks. Larger or more complex projects, particularly those involving planning approvals, structural engineering, or bespoke procurement. May require 3 to 6 months of preconstruction management.
We do not rush this phase. Thorough preconstruction preparation is the most effective way to protect your programme and budget on site.
Every project is assigned a dedicated project manager and a contracts manager as your primary point of contact. You will receive weekly progress reports accompanied by site photography, monthly cost reporting, and direct access to your project team at all times.
For international clients, we adapt our communication accordingly, including scheduled video calls, real time site access, and multi time zone availability. We operate to a "no surprises" ethos: any unforeseen issue is escalated and resolved with you, in writing, before we proceed.
Construction projects, particularly in older buildings or below ground, can encounter conditions that were not visible at tender stage. Including structural anomalies, ground conditions, or concealed services. When this happens, we stop, document, and present you with a clear written assessment of the issue and the options available.
No additional works are undertaken without your written agreement, and we will always provide an honest assessment of impact on cost and programme before you decide how to proceed.
We are experienced across all major UK industry standard forms including JCT (Design & Build, Standard Building Contract, Minor Works, Measured Term), NEC, RIBA, and FIDIC. As well as bespoke contracts developed in collaboration with your legal advisors.
For international projects, we adapt to the contractual requirements of the relevant jurisdiction. We recommend using an appropriate industry standard form wherever possible, as it provides clarity, protection, and a recognised dispute resolution framework for both parties.
Pricing & Commercial
We do not provide ballpark estimates or indicative cost per square metre figures. Every project is individually assessed and priced based on detailed specifications, drawings, and our understanding of your requirements. Our quotations are itemised, transparent, and accompanied by a schedule of assumptions and exclusions.
Where the design is sufficiently developed, we offer fixed price contracts, giving you cost certainty from the outset and removing the risk of budget overruns driven by contractor speculation.
Payment is structured in stages, aligned to project milestones or on a monthly basis, as agreed in the contract. A mobilisation deposit is typically required at contract signature to cover procurement of long lead items and site establishment. All invoices include a clear breakdown of works carried out to date.
Payment terms are 30 days from invoice date. We comply with the Construction Industry Scheme (CIS) and all applicable statutory payment requirements.
Our quotations are comprehensive and include all works within the agreed scope. If a scope change, client instruction, or unforeseen condition gives rise to additional cost, this is formally assessed, issued as a written variation, and requires your written approval before being instructed.
All variations are tracked in a live variations log, shared with you regularly, and incorporated into updated cost reports. There are no surprises at final account.
Quality, Standards & Accreditations
Crown Building holds CHAS (Contractors Health and Safety Assessment Scheme) accreditation, CSCS registered workforce, CITB registration, Gas Safe registration, NIC/NICEIC electrical certification, DELTA Membrane approved contractor and installer status, and Mapei registration for structural waterproofing (Mapei having acquired Wykamol, whose Triton systems we were certified in), among others.
Copies of current accreditation certificates are available on request and are routinely provided as part of formal tender submissions.
Quality is embedded in our process from the outset, not applied as an afterthought. Every project is overseen by a dedicated site manager and contracts manager. Key milestone inspections are conducted and documented throughout the build programme.
We engage third party inspectors and specialist certifiers where required, and all materials are approved against samples agreed before procurement. Our snag resolution process before handover is structured and thorough, works are not signed off until every outstanding item has been resolved to your satisfaction.
At handover, we provide a full package of operation and maintenance manuals, warranties, and certificates for all completed works and installed systems. Manufacturer warranties on materials, fixtures, and equipment are passed to the client in full.
Crown Building operates a 12-month aftercare programme as standard, during which any items that arise postcompletion are assessed and resolved. Our specialist waterproofing works carry warranties in accordance with the relevant system manufacturer's requirements. Typically 10 to 25 years.
International Delivery & Specialist Works
Yes. Through our Crown Bespoke division, we deliver projects across Europe and the Middle East. International projects are delivered under a structured cross border framework, with UK led design discipline and construction methodology applied consistently, and adapted intelligently to local regulatory and market requirements.
In the UAE and wider Middle East region, our delivery capability is supported by Hamzari Group, our regional platform providing on the ground presence, procurement support, and operational coordination. We have active project experience in the UK, Europe, and GCC.
Yes. Heritage and listed building works require a specialist contractor with documented experience, an understanding of Listed Building Consent requirements, and the trades expertise to work with traditional materials and methods. Crown Building has an established track record in this sector.
We work in close collaboration with conservation architects and Historic England approved specialists, and are experienced in navigating the approval processes required for works to Grade I, Grade II*, and Grade II listed properties.
Yes, this is central to our offer as a main contractor. We maintain an approved supply chain of vetted, certified subcontractors across all specialist disciplines: structural engineers, M&E consultants, waterproofing specialists, bespoke joiners, stone masons, and more. All are engaged under back to back contracts aligned with the main contract terms.
We provide full visibility of our supply chain and welcome client input on subcontractor selection where required. We are responsible for the performance of every party we appoint.

Crown Bespoke is our design and build practice, delivering highly considered commissions, primarily luxury residential and commercial interiors. Under a single, integrated point of responsibility.
Crown Bespoke brings architectural coordination, interior design management, specialist procurement, and construction execution together under one team, removing the fragmentation that typically exists between design and delivery. Sustainability & Approach
We approach sustainability as a practical discipline, not a marketing exercise. Where projects permit, we prioritise responsible material sourcing, waste reduction at source, and subcontractor compliance with environmental legislation. Our sites are operated in compliance with the Environment Act and applicable waste management regulations.
For clients seeking to achieve sustainability certifications (BREEAM, LEED, Passivhaus), we have experience coordinating the documentation and quality management required throughout the construction process. We are happy to discuss your specific sustainability requirements at the outset of the project.
We operate professional, organised, and considerate sites. Prior to commencing works, we issue notification letters to neighbouring properties, manage all party wall requirements, and establish working hours in compliance with local authority rules and any conditions attached to planning consent.
Our site managers are trained to maintain respectful relationships with neighbouring occupiers throughout the programme. Noise, dust, and disruption are managed proactively, not reactively. In our experience, how you treat a neighbourhood during a build is as important as the finished product.
Absolutely. Client access to site is arranged through your project manager and is welcomed at all stages. We ask that visits are pre arranged to ensure an appropriate team member is present to guide you safely and answer your questions thoroughly.
For international clients unable to visit in person, we provide regular site video walkthroughs, milestone photography packages, and. On request, live video calls from site. Our aim is for you to feel as close to the project as you wish to be, regardless of where you are in the world.
